It’s June, and I’m confident I’m not the only person that’s pointed out to you that there are only about nine weeks left give or take before your move-in day.

Here are four crucial things you should consider doing in June:   

  1. Take a moment and reevaluate your goals

  2. Monitor your traffic like a hawk and look at your leasing activity under a microscope

  3. Create custom marketing efforts per bed type/availability

#1: Reevaluate your Goals

Let’s start with a quick CHECK IN!

How many beds do you have left to lease up? ____ divide this number but how many weeks you have left before your move-in day? ____ = total number of leases you need PER WEEK to lease or renew by move-in!

In re evaluating this weekly goal, you will likely want to take into account that not all weeks in the summer are created equal.  I recommend you shave off at least 1 maybe 2 and probably 3 of your “weeks left” count so that you have a little bit of a buffer built into your goals, aka you’re eggs aren’t all in one basket, to take into account for a random slow summer week, the Fourth of July and or maybe during turn.

If you want to build in a buffer:

  1. Run through that math one more time

  2. Adjust your goals

  3. Set the team up on a new goal board with your new adjusted numbers
