Ready to learn how to slide into a prospect's DMs? Social media is where it's at when it comes to connecting with your prospects and residents. You want to be where the action is, and social media is a great way to follow up with a prospect after they tour.

BENEFITS OF DIRECT MESSAGES ON SOCIAL MEDIA

People usually have their phone notifications turned on for social media. Therefore, it's almost guaranteed that your message will be seen and keep you top-of-mind.

Everyone loves getting love on social media. We are all a little addicted to the likes and enjoy knowing people are invested in us. This is a great way to prove it.

It's super easy because less is more. You don't have to do a whole drawn-out message. Just keep it to a sentence or two and see where the conversation takes you.


HOW-TO GUIDES FOR EACH PLATFORM

Not all social media is created equally so here are a few tips for the various platforms.

Instagram:

This is the easiest of the bunch. You can direct message anyone by simply following these steps:

  1. Log into Instagram as your community

  2. Click on the Search Icon in the bottom menu

  3. Search for your prospect’s page (make this easy on yourself and ask prospects to include that on your guest card)

  4. Go to their profile and select Message

  5. You can either type out the message, send an audio message, or a video message to make it extra personal.

Facebook:

This one is a bit tough because you can only message people who messaged you first. Don't fret, here are a few ways to make that happen and open up the lines of communication.

  1. When prospects come to tour, encourage them to follow you on Facebook and direct message you to waive the application fee or another small incentive like a $5 gift card.

  2. Every so often do a post that encourages people to message you.

  3. Do a contest where the entry is that they have to message your page.

Twitter:

Messaging is pretty easy on this one as well.

  1. Log into Twitter as your community

  2. Click on the Mail Icon in the bottom menu

  3. Search for your prospect account (make this easy on yourself and ask prospects to include that on your guest card)

  4. Write your message and send
