Don’t neglect the lead in front of you
These days we are so busy trying to chase our online leads, that it’s easy to neglect the people that are right in front of us. We know you’re juggling so much onsite, so we want to share our tips on how to help prioritize your leads to get the maximum result.
PRIORITY 1: IN-PERSON LEADS LEASING TIPS
Smile and acknowledge their presence when they walk in. If you're in the middle of something, let them know you’ll be with them shortly. A smile and a head nod can go a long way! Direct them to the coffee station to get comfortable. Have testimonials framed near the coffee station, and have a community video on loop if there is a TV or computer in the area. Use saved replies to help get off the phone or finish up an email quickly.
PRIORITY 2: PHONE LEADS
Pick up the phone unless you are busy with an in-person visit. People want to speak to a person, and if they're calling, that means they're interested. Nothing is more frustrating than continuing to get someone's voicemail or automated prompts. As you speak with them, incorporate their name into the conversation. Always have a pad of paper or your guest card open so you can listen and take notes. You think you'll remember, but let’s be honest, you probably won't. Don't be afraid to ask them to repeat, so you can get all the info. Use saved replies to help answer and direct your call.
PRIORITY 3: ONLINE LEADS, SOCIAL MEDIA, ONLINE LISTINGS, EMAIL, ETC.
Have saved replies at the ready for common messages you reply to all the time. This way, you can quickly answer emails when you are trying to juggle the in-person and phone leads. Acknowledgment messages can go a long way. Let them know you received their email and will get back to them shortly. You don’t need to have the answer right that second. Don’t be afraid to ask them for their phone number and call them. Sometimes a 2-minute phone call can save you A LOT of time versus trying to explain everything in an email.
